The last few weeks in the ThinkConveyancing.com.au offices have continued to reflect an annual reality – Spring Season is upon us. Spring Selling Season you say, aghast I am a few weeks early….. But for the experienced agents and clients, planning starts now and that includes contract preparation. All well executed sales campaigns are founded in the planning stage. Ensuring that your contract is ready and able to be presented to your potential purchases from day one of the campaign, is both strategic and important.

Strategic, because you want your purchasers fully informed. It can take up to 10 business days to prepare a contract. No that’s not how long we take – it’s the statutory turnaround time applied to all conveyancers and lawyers to get the requisite disclosure documents that MUST be included in your disclosure document! So planning for a Spring sale really starts NOW!

Important, because it is impossible in either VIC or NSW to sell real property without first furnishing any potential purchaser with both a contract of sale and Disclosure Document. Meaning, if you delay in preparing it, the strategic advantage is lost as the buyer’s interest may wane.
